Most foreign buyers meet a seller before they meet an advisor. They see a view, a price and a
promise — and only later discover the title is restricted, the road access belongs to a neighbour, or the
company holding the land will not survive scrutiny.
We work the other way round. Before a baht changes hands we check the
title at the Land Office, the zoning, the building envelope, the seller’s authority and the numbers behind
the project. If it does not hold up, we tell you — and we walk away with you.
