Why we exist

Thailand rewards the informed buyer and punishes the trusting one.

Most foreign buyers meet a seller before they meet an advisor. They see a view, a price and a promise — and only later discover the title is restricted, the road access belongs to a neighbour, or the company holding the land will not survive scrutiny.

We work the other way round. Before a baht changes hands we check the title at the Land Office, the zoning, the building envelope, the seller’s authority and the numbers behind the project. If it does not hold up, we tell you — and we walk away with you.

Chanote, Nor Sor 3 Gor, Sor Por Kor — not every document gives the same rights, and some plots carry setbacks, slope limits or access issues that only appear at the Land Office.

What foreign investors ask us first.

Can a foreigner own property in Thailand?
A foreigner can own a condominium unit outright within the foreign quota of a building. Land cannot be held directly by a foreign individual, so villas and plots are structured differently — long lease, a Thai company with genuine substance, or ownership of the building separately from the land. The right structure depends on your purpose and horizon, and is set by a lawyer, not by a seller.
How long does a purchase take?
A condominium can complete in three to six weeks. Land and villa purchases usually run six to twelve weeks, driven by due diligence and the structure being put in place. A build adds ten to eighteen months depending on size and season.
What returns can I expect in Koh Samui?
Well-positioned villas typically achieve gross rental yields in the range of six to nine percent, with occupancy driven by season, location and management quality. We model your specific project rather than quoting an island average.
Do you charge the buyer or the seller?
We tell you exactly how we are paid on each transaction before you engage us — advisory fee, partner commission, or a combination. No arrangement is hidden inside a price.
